These Terms and Conditions govern your use of our website and the purchase of residential plots at Vrinda Green City.   • • Cash payments above ₹2,00,000 are not accepted as per Income Tax regulations
  • • Late payment may attract interest charges as specified in the agreement
  • • All applicable taxes, stamp duty, and registration charges are to be borne by the Buyer
3.3 Cancellation and Refund Policy
  • • Cancellation requests must be submitted in writing
  • • Refunds will be processed as per the terms specified in the sale agreement
  • • Cancellation charges may apply depending on the stage of transaction
  • • Refunds will be processed within 90 days of cancellation approval
  • • The Company reserves the right to cancel bookings in case of non-payment or breach of terms

4. Plot Specifications and Amenities

4.1 Plot Details
  • • Plot dimensions and areas are approximate and subject to final survey
  • • Minor variations (up to 5%) in plot area may occur during final measurement
  • • Plot numbers and locations are subject to change based on final layout approval
4.2 Development and Amenities
  • • The Company will develop infrastructure as per approved plans
  • • Amenities mentioned are indicative and may be modified based on regulatory requirements
  • • Timeline for completion of amenities will be specified in the sale agreement
  • • The Company is not responsible for delays due to force majeure events
4.3 Construction Guidelines
  • • Buyers must adhere to building bylaws and regulations
  • • Construction must comply with approved building plans
  • • The Company may impose design guidelines to maintain aesthetic uniformity
  • • Buyers are responsible for obtaining necessary construction approvals

5. Title and Documentation

5.1 Clear Title

The Company warrants that it has clear and marketable title to the land and will transfer the same to the Buyer upon full payment and completion of documentation.

5.2 Registration
  • • Sale deed will be executed after full payment of consideration
  • • Registration will be done at the Sub-Registrar's office
  • • Buyer must provide all necessary documents for registration
  • • Stamp duty and registration charges are to be borne by the Buyer
5.3 Encumbrances

The property will be transferred free from all encumbrances, liens, and charges, except those disclosed in writing to the Buyer.

6. Buyer's Obligations

  • • Provide accurate and complete information during booking
  • • Submit all required documents for KYC and legal verification
  • • Make timely payments as per the agreed schedule
  • • Comply with all rules and regulations of the project
  • • Obtain necessary approvals before starting construction
  • • Maintain the plot and surrounding areas in good condition
  • • Pay maintenance charges and other dues as applicable

7. Company's Rights and Responsibilities

7.1 Rights
  • • Modify project plans subject to regulatory approvals
  • • Cancel bookings in case of non-compliance with terms
  • • Impose penalties for violation of project rules
  • • Access plots for maintenance of common areas and utilities
7.2 Responsibilities
  • • Develop infrastructure as per approved plans
  • • Provide clear title to the property
  • • Execute sale deed upon full payment
  • • Maintain common areas until handover to residents' association

8. Force Majeure

The Company shall not be liable for delays or failures in performance due to circumstances beyond its reasonable control, including but not limited to:

  • • Natural disasters (earthquakes, floods, pandemics)
  • • Government actions or regulatory changes
  • • Labor strikes or industrial disputes
  • • War, civil unrest, or acts of terrorism
  • • Shortage of materials or utilities

9. Dispute Resolution

9.1 Governing Law

These Terms and Conditions shall be governed by and construed in accordance with the laws of India.

9.2 Jurisdiction

Any disputes arising out of or in connection with these terms shall be subject to the exclusive jurisdiction of courts in Patna, Bihar.

9.3 Arbitration

Disputes may be referred to arbitration as per the Arbitration and Conciliation Act, 1996. The arbitration shall be conducted in Patna, and the language shall be English/Hindi.

10. Limitation of Liability

  • • The Company's liability is limited to the amount paid by the Buyer
  • • We are not liable for indirect, consequential, or punitive damages

11. Indemnification
